Planning commercial improvements

Design the work around access, customers and operating hours

A commercial project has two schedules: the construction sequence and the way the property still needs to function. Deliveries, noise, dust and temporary shutdowns have to be coordinated with entrances, neighboring tenants and the hours people use the space.

Mark those constraints before pricing. A scope that says where crews enter, what remains open and when a system can be taken offline is more useful than a finish list that ignores how the building operates.

Separate code work, landlord requirements and finish choices

Tenant standards, property rules and building-department requirements do not always ask for the same thing. Put each requirement in the scope under the party that controls it, along with the drawing, product or inspection that closes it out.

That separation keeps a finish preference from being confused with a code correction and makes approvals easier to track. It also gives the owner a clean record of what was changed inside the space and what belongs to the building itself.

If we find something

Opening a wall sometimes turns up rot, old wiring, or a leak nobody knew about. When that happens the work stops and you get a written change order with the new scope and the new number. Nothing further is built until you sign it. You will never learn about an extra cost from the invoice.

Permits are pulled in the licensed name, CSLB # 1105333, and we meet the inspector. That is our job, not yours.
