Roofing contractor in San Bernardino County, CA

A cool roof that meets Title 24, priced in writing

A licensed Class B general contractor for re-roofs, tear-offs and leak repair across the Inland Valley and the High Desert. Permits pulled in our name, the deck inspected before we quote, and a written scope you approve before the first square comes off.

Why homeowners hand us a roof

Licensed and bonded

CSLB # 1105333, Class B General Building, plus a $25,000 contractor bond. Both are public record and both are linked further down this page.

We get on the roof before we quote

Nobody prices your roof from the driveway or from a satellite photo. We walk it, we go in the attic, and you get the pictures.

The deck gets looked at, not guessed at

Soft sheathing is the most common surprise on a forty-five year old roof. We tell you what we find and what it costs before we replace a sheet of it.

Dried in before we leave

We never open more roof than we can dry in the same day. Your house is not sitting under a tarp waiting on tomorrow's crew.

When a roof repair is not enough

Your house is on its second roof and the third one is due

The median home in San Bernardino County, CA was built in 1981. Asphalt gets twenty to thirty years, so that house is on its second roof and coming up on its third. Out here it is not rain that finishes a roof off. It is heat and sun. A 108 degree afternoon cooks the asphalt, the granules let go, and the shingles curl at the edges. If you have tile, the tile is usually fine and the felt underneath it is not, because that is the part with a twenty year life. And through the Cajon Pass and out in the High Desert the wind takes ridge caps and lifts tabs every spring.

The part that stops people is not the roof. It is handing the house to a crew that tears it open and then finds a reason the number has to go up. So we walk the roof and the attic before we quote, we photograph what we find, and if the deck underneath turns out to be soft you see the photo and sign the change order before anyone buys a sheet of plywood.

Questions about Roofing

Straight answers before you commit

All questions
Can the price go up once the old roof is off?
Only if you approve it in writing first. The one thing nobody can see from the outside is the condition of the wood deck. If we pull the old roof and find soft sheathing or dry rot, the work stops, you get a photo, and you get a written change order with the new number before anything is replaced. You will never find out about an extra cost from the invoice.
Can you just fix the leak, or do I need a whole new roof?
Sometimes a repair is the right answer and we will say so. A single lifted flashing or a cracked boot on an otherwise sound roof is a repair. What makes a repair a waste of money is a roof that is already at the end of its life, because you are patching one spot on a surface that is failing everywhere. We will tell you which one you have got, and if it is the first one we will fix it and leave you alone.
Do I need a full tear-off, or can you roof over what is there?
An overlay is only an option if there is one layer up there now and the deck underneath is sound, and you cannot know either of those things without lifting some of it. It is cheaper on the day. It also means nobody looked at your sheathing, the new roof sits on the old roof's problems, and the next crew has two layers to pay to remove. On most houses out here we recommend the tear-off and we will tell you why for yours.
What happens if it rains in the middle of the job?
We only open as much roof as we can dry in before we leave, so there is always a watertight layer over the house at the end of the day. If weather is coming we stop tearing off and get what is open sealed rather than trying to beat it. A wet ceiling costs everybody more than a lost day does.
My tile roof looks fine from the street. Why would it need work?
Because the tile is not the waterproofing. The felt underlayment beneath it is, and that is the part with a twenty year life, so on a house built in the eighties it has usually been done once or is well past due. The tile itself often outlasts two rounds of underlayment. On those roofs we lift the tile, replace what is underneath, and set the same tile back down.
Does a new roof have to be a cool roof now?
For a full re-roof in this county, usually yes. California's Title 24 energy code applies cool roof requirements to re-roof and recover work covering more than half the existing roof, for permits applied for from January 2026 onward. A patch or a small repair does not trigger it. We check what your permit actually requires before we spec the product, so you are not paying for something the job does not need.

Schedule of work

Roofing · CSLB # 1105333

  1. We get on the roof

We walk every slope, look at the flashing and the valleys, and go into the attic to see the underside of the deck. You get the photos whether you hire us or not. There is no charge for this.

  2. You get the spec, not just a number

The written scope names the product, the underlayment, the flashing and the vents, so you can put our quote next to somebody else's and see what is actually different. Nothing is ordered until you sign.

  3. Tear off, dry in, finish

We work a section at a time and dry in what we opened before the crew leaves. Permit pulled, inspection met, and the yard swept with a magnet at the end of every day.

If we find something

Opening a wall sometimes turns up rot, old wiring, or a leak nobody knew about. When that happens the work stops and you get a written change order with the new scope and the new number. Nothing further is built until you sign it. You will never learn about an extra cost from the invoice.

Permits are pulled in the licensed name, CSLB # 1105333, and we meet the inspector. That is our job, not yours.
