Window replacement in San Bernardino County, CA

New windows, permitted and rated for this climate

Window and door replacement by a licensed Class B general contractor across the Inland Valley and the High Desert. Every opening measured on its own, glass spec’d to the numbers your permit is checked against, and the stucco patched and painted back where we cut it.

Why homeowners hand us their windows

Licensed and bonded

CSLB # 1105333, Class B General Building, plus a $25,000 contractor bond. Both are public record and both are linked further down this page.

We measure every opening

Nobody measures one window and multiplies. A house that has moved for forty-five years has openings that are out by half an inch, and that is how you end up with gaps stuffed with foam.

The permit is pulled before anything is ordered

Window replacement needs a permit in California and the glass is checked against Title 24. We handle that in the licensed name and we meet the inspector.

Stucco patched and painted back

If an opening needs the stucco cut, putting it back and matching the texture is in your scope, not a separate problem you find out about afterward.

Window installation in a 1981 house

Touch your window frame at four in the afternoon

If it is aluminum and it is hot enough to make you pull your hand back, that is the problem in one move. The county’s 1981 housing stock came with single-pane glass in aluminum frames, and aluminum carries heat straight through to the inside. So the window is doing two things at once. The glass lets the sun’s heat in, and the frame conducts more of it in around the edges. In a county where the National Weather Service issues extreme heat warnings with highs to 108, those openings are where a lot of your cooling bill is going.

Here is the thing most window salespeople out here get backwards. Our problem is keeping heat out, not keeping it in, so the number that matters most on your window is not the insulation value. It is the solar heat gain coefficient, which is how much of the sun’s energy the glass lets through. Title 24 sets a ceiling on it, that ceiling changes depending on which climate zone your town sits in, and your permit is checked against it. A window spec’d for a cold state is the wrong window for Fontana and it is the wrong window for Barstow.

What window and door installation includes

What this window job includes

Get a written estimate

Every line below goes into your written scope before work starts, so there is nothing to argue about later regarding what was and was not included.

  • Every opening measured individually, because a 1981 house is not square
  • Retrofit or full-frame recommended per opening, with the reason for each
  • Glass spec'd to the Title 24 numbers your permit is checked against
  • Tempered glass at every opening the code requires it
  • Bedroom windows checked against egress before anything is ordered
  • Entry doors and patio sliders set on new sill pans and flashed

Start with the written scope

The next step is your job on paper

You have just read how the work runs. The next move is a walkthrough of your house, a written scope of what the job covers, and a schedule carrying the same stages. Ask for all three before you commit to anything.

Questions about Windows and Doors

Straight answers before you commit

All questions
Do I need a permit to replace my windows?
Yes, and that surprises most people. Window replacement is permitted work in California, and part of what the building department is checking is that the glass meets the Title 24 energy numbers for your climate zone. We pull the permit in the licensed name, CSLB # 1105333, and we meet the inspector. That is our job, not yours. It also means the work is on record, which matters the day you sell the house.
What is the difference between a retrofit window and a full-frame replacement?
A retrofit sets the new window inside your existing frame. Your stucco is never cut, it is faster and it costs less, and you lose about an inch of glass around the edge. A full-frame replacement takes the old frame out entirely, which means cutting the stucco and patching and painting it afterward. Full-frame is the right call when the existing frame is rotten, when the opening has to change size for egress, or when there is water damage in the wall around it. We tell you which each opening needs and why.
What glass do I actually need out here?
Dual pane with a low-e coating tuned for solar control, and the value to look at is the solar heat gain coefficient rather than the insulation number. In this county the job of the window is to stop the sun's heat coming in, which is the opposite of what a window sold in a cold state is designed for. Title 24 sets the maximum your permit is checked against, and that maximum is different for Chino Hills than it is for Barstow. We spec to the zone your house is actually in.
Where does the code require tempered glass?
Anywhere a person could go through it. In practice that means glass in and immediately beside doors, glass in a bathroom near a tub or a shower, glass low to the floor, large panes, and anything next to stairs or a landing. Tempered costs more, so it is a common place for a cheap quote to be cheap. If your scope does not say which openings are tempered, ask, because the inspector will.
Will new windows really cut my cooling bill?
They help, and they are usually not the first thing we would spend your money on. On a 1981 house out here the attic is normally the biggest win for the least money, then the roof, then the walls, then the windows. Windows are the most expensive of the four and often the smallest share of the heat. If cooling cost is the reason you are calling, tell us that on the first visit and we will tell you the order to do things in, even when that means we sell you less this year.
Do you do doors as well, or only windows?
Both. Entry doors, patio sliders, French and multi-panel doors, and interior doors when they are part of a larger job. Doors are the ones people get wrong, because a door that is not set on a proper sill pan and flashed lets water into the framing under the threshold and nobody sees it until the floor goes soft. New sill pan and flashing is in the scope on every exterior door we set.

How a window job runs

Measured, permitted, ordered, then installed in one pass

The full process

Schedule of work

Windows and Doors · CSLB # 1105333

  1. We measure every opening

One by one, with a note on which ones can take a retrofit and which need the frame out. We check the bedroom windows against egress while we are there, because that is the one that stops a job at inspection.

  2. You get the spec, not just a price

The frame material, the glass package, the ratings and which method is going on which opening, in writing. Windows are made to order, so nothing is ordered until you have read it and signed it.

  3. We install, flash and patch

Old units out and new ones in and sealed the same day, so you are never left with an open hole overnight. Then flashing, interior trim, stucco patch where we cut, and the inspection.

If we find something

Opening a wall sometimes turns up rot, old wiring, or a leak nobody knew about. When that happens the work stops and you get a written change order with the new scope and the new number. Nothing further is built until you sign it. You will never learn about an extra cost from the invoice.

Permits are pulled in the licensed name, CSLB # 1105333, and we meet the inspector. That is our job, not yours.
