Home remodeling in San Bernardino County, CA

The whole house under one contract and one number

A licensed Class B general contractor for whole-house renovations across the West End and the High Desert. One license covers the roof, the wiring, the kitchen and the baths, so you are not managing five contractors who each blame the last one.

Why homeowners hand us a whole house

Licensed and bonded

CSLB # 1105333, Class B General Building, plus a $25,000 contractor bond. Both are public record and both are linked further down this page.

One license, one contract

A Class B license is what lets the roof, the wiring, the kitchen and the baths sit under a single contract with one accountable name on the permit.

The scope is signed before demolition

You get the scope broken out by trade, the schedule and the price, all in writing. Nothing is opened up until you have read it and signed it.

Change orders before the work

If the number has to move, you see why and you approve it in writing before anything else is built.

Choosing a home renovation contractor

Everything in a 1981 house comes due at about the same time

The median home in San Bernardino County, CA was built in 1981, and that matters more than it sounds. A house does not age one system at a time. The roof, the air conditioning, the kitchen, the bathrooms and the original single-pane windows all went in within a year or two of each other, and they reach the end of their service life within a year or two of each other as well. Handling them one at a time means paying for the same setup, the same permit trips and the same disruption over and over.

Doing it as one project costs less in total, and it is also the version that frightens people most, because it is a bigger number handed to one person. So the number, the scope and the schedule are written down and signed before anything is opened up, and nothing gets added to any of the three without your signature on it.

Get a written estimate

The scope is written trade by trade before work starts, so you can see where every part of the number is going instead of taking one figure on faith.

  • Plans, permits and inspections across every trade, in the licensed name
  • Structural work, including the beam and the engineering where a wall comes out
  • Electrical service and panel brought up to current load and code
  • Kitchen, bathrooms, flooring, doors and finish carpentry
  • Roof, windows, insulation, heating and cooling where the scope calls for it
  • Final clean, and a walkthrough with you before the last invoice

Start with the written scope

The next step is your job on paper

You have just read how the work runs. The next move is a walkthrough of your house, a written scope of what the job covers, and a schedule carrying the same stages. Ask for all three before you commit to anything.

Questions about Home Remodeling

Straight answers before you commit

All questions
Can the price go up after I sign?
Only if you approve it in writing first. On a whole-house job the usual causes are what turns up behind the drywall or under the floor once several rooms are open at once. The work stops, you get a written change order with the new scope and the new number, and nothing further is built until you sign it. You will never find out about an extra cost from the invoice.
What does a whole house remodel cost around here?
A full renovation in San Bernardino County, CA generally runs $100,000 to $300,000. What moves it is square footage, how many systems are in scope, and whether structural changes are involved. Taking out a bearing wall for an open plan means a beam and an engineer, and that is a different job from replacing what is already there.
Do we have to move out?
Not always. It depends on whether a kitchen and a bathroom can stay in service while the rest is worked on, and on how much of the electrical has to come down at once. At the walkthrough we will tell you which parts of the plan make staying realistic and which do not. We would much rather say so at the start than have you work it out in week three.
Do you handle the permits, or is that on me?
We pull them in the licensed name, CSLB # 1105333, and we meet the inspectors. A whole-house job usually carries structural, electrical, plumbing and mechanical work, each with its own rough inspection before anything gets covered up, and a final at the end. That is our job, not yours.
What about the textured ceilings?
On a house built in the late seventies or early eighties, textured ceilings and some older flooring adhesives can contain asbestos. That gets tested by a lab before anyone scrapes anything. It does not get guessed at, and it does not get scraped and hoped about. If a test comes back positive, abatement is a licensed specialty and it goes into the scope as its own line with its own cost, before the work starts.
Can you do part of it now and the rest later?
Yes, and often that is the right call. We will tell you which items are genuinely urgent, which are much cheaper to do while the walls are already open, and which can wait five years. Advice that costs us work in the short term is still advice worth giving you.

The full process

Schedule of work

Home Remodeling · CSLB # 1105333

  1. We walk the whole house

Room by room, up into the attic, and at the panel. We work out which systems are genuinely due and which have a few years left in them. Telling you what can wait is part of the job, not a way of talking you out of one.

  2. You get the scope and the number

A written scope broken out by trade, a written schedule and a written price, with the allowances spelled out. Take as long as you need with it. Nothing is ordered and nothing is opened until you sign.

  3. We build it in an order that lets you live

Permits pulled, inspections met, one crew holding the sequence. If you are staying in the house, we phase it so you keep a kitchen or a bathroom for as long as the work allows, and we tell you up front where that stops being possible.

If we find something

Opening a wall sometimes turns up rot, old wiring, or a leak nobody knew about. When that happens the work stops and you get a written change order with the new scope and the new number. Nothing further is built until you sign it. You will never learn about an extra cost from the invoice.

Permits are pulled in the licensed name, CSLB # 1105333, and we meet the inspector. That is our job, not yours.
