The Shaded Side of the House Ages a Different Way
Under the cedar and pine canopy at 5,200 feet, the north side of a Blue Jay house rarely dries out. Mildew and algae take hold there in a way the sunny elevations never see, and painting over growth without killing it first just gives it something new to grow through.

The address matters before the estimate does.
This page sits in the mountain part of our San Bernardino County service area. A town name alone does not decide the permit, inspection or construction requirements: the project address, jurisdiction and written scope do.
That is why the first useful step is a walkthrough of the property—not a generic price attached to a ZIP code.

What Growing Back Through a New Coat Actually Means
Two houses built the same year and painted with the same product can look decades apart within a few seasons here, and the difference is usually which side faces the canopy. A sun-facing wall ages by UV — chalking, fading, the ordinary wear a coating is designed to handle. A wall shaded most of the day by cedar and pine at 5,200 feet ages by moisture instead, and that is a different failure entirely: mildew and algae taking hold in a film that never fully dries between rains.
Painting over that growth without dealing with it first is close to pointless. The spores and root structure survive underneath a fresh coat, and because the moisture and shade that grew them in the first place have not changed, the growth works its way back through the new film within a season or two — often faster than it took to establish the first time, because the surface underneath is already colonised.
Treating it properly means a biocide wash to kill what is there, mechanical removal of the growth itself rather than just the visible staining, and enough drying time before coating that the surface is genuinely dry rather than merely rain-free. Where overhanging branches or a downspout are keeping a wall wet longer than it needs to be, addressing that is worth as much as the treatment itself — otherwise the same wall grows the same problem back on the same schedule.

A clearer exterior painting scope
Make surface preparation visible in the proposal.
These are the questions the written proposal should answer. The exact solution still depends on what is found at the property.
Substrate
Identify stucco, siding, wood, metal and previously coated surfaces separately.
Repairs and prep
State what will be washed, scraped, patched, sealed and primed before coating.
Edges and exclusions
Name doors, trim, eaves, walls and protected items so coverage is not assumed.

We Treat the North Wall as a Different Job
A quick pressure wash makes mildew staining disappear from view without killing it, and a lot of exterior work here stops at that step because it looks like enough. We treat growth as a biological problem to solve rather than a stain to rinse off, which sometimes means recommending a longer prep schedule than a cheaper bid would offer for the same wall.
What backs that recommendation is CSLB #1105333, a bonded California Class B General Building licence you can look up yourself on the state register, covering the wood and stucco repair that goes with treating a damp, shaded wall properly.
Blue Jay sits in unincorporated territory, with San Bernardino County Land Use Services standing in for a city building department here. Where a property falls inside the Arrowhead Woods architectural area, exterior colour changes go through that committee on their own track, separate from anything the County requires, and we confirm which applies before ordering material.

From walkthrough to written scope
Three decisions before construction starts.
- 01
Walk the property.
Review the existing condition, access and the result you want at the actual address.
- 02
Write the scope.
Name the work, materials, exclusions, permit responsibilities and sequence in one document.
- 03
Attach the price.
The estimate belongs to that exact scope, so you can compare the job—not only the number.

Kill and Remove Comes Before Anything Gets Coated
The walkthrough assesses each elevation on its own terms rather than the house as a single surface. Sun-facing walls get read for chalking and UV wear; shaded walls under the canopy get read for active growth, staining pattern, and how long moisture appears to be sitting against them after a rain.
Where growth is present, the sequence starts with a biocide wash left to dwell rather than rinsed off immediately, followed by mechanical scrubbing or pressure washing at a pressure suited to the substrate — stucco and wood tolerate different levels of force, and going too hard on wood does its own damage. Drying time afterward is not a fixed number of hours; a shaded wall at 5,200 feet under a canopy can take genuinely longer to dry than a sunny one, and coating over a surface that only looks dry invites the same failure it was meant to prevent.
Coating choice differs by elevation too. Shaded, growth-prone walls generally get a product with a mildewcide additive built in, which the sunnier walls do not necessarily need. Where overhanging branches or a gutter discharge point are keeping a wall wet, we will flag it and, where it is within scope, address it — because painting the wall without touching the moisture source just resets the clock.
The written estimate treats shaded and sun-facing elevations as separate line items rather than one average, which is also why two quotes on the same house can differ meaningfully depending on how carefully each one actually looked.

Blue Jay project questions
Useful answers before you request a walkthrough.
Read the complete FAQ →Why is the shaded side of my house so much worse than the sunny side?
Two different aging processes, and under a canopy at this elevation they can diverge sharply. A sun-facing wall wears from UV — the coating chalks and fades gradually and predictably. A wall that stays shaded most of the day dries slowly after every rain, and that persistent dampness is exactly what mildew and algae need to establish. Once established, growth spreads and darkens faster than UV wear ever moves.
It is common here for the sunny side of a house to look merely aged while the shaded side looks actively unwell, on the same building, painted the same year. That is not a defect in the coating — it is two different environments on one house, and treating them with the same prep and the same product is how the shaded wall ends up back in the same condition within a season or two.
Can you just paint over the mildew instead of removing it?
You can, and it is a common shortcut, but it does not solve the problem. Mildew and algae have spores and a root structure that survive underneath a coating that has simply been rolled over the top. Because the moisture and shade that grew it are still there, the growth works back through the new film — usually faster the second time, because the surface is already colonised.
Doing it properly means a biocide treatment that actually kills the growth, mechanical removal rather than a rinse, and real drying time before anything gets coated. It takes longer and it is a step a cheaper bid will sometimes skip, since it does not show up as a difference on the day the job finishes — only a season or two later, when the growth returns through the paint you just paid for.
Will trimming back the trees help?
Often, yes, and it is worth discussing even though it is outside the painting itself. Growth needs sustained moisture to establish, and a wall that gets even partial sun through an opened canopy, or better airflow from branches cut back off the siding, dries faster after every rain than one under unbroken cover. That alone can meaningfully extend how long a treated wall stays clean.
We are not arborists and will not pretend to be, but we will point out where overhanging branches or dense growth close against a wall are working against the coating, and where a gutter or downspout is discharging onto a shaded elevation rather than away from it. Addressing the moisture source is not a substitute for proper prep, but skipping it means resetting the same problem on the same schedule.
How do I know if it's mildew or actual wood rot?
Mildew and algae are surface growth — greenish or black staining that sits on top of the paint film or the wood grain and can usually be scrubbed or treated off without the substrate underneath changing shape. Rot is structural: the wood has softened, and pressing a screwdriver or your thumb into it leaves an impression it should not leave, or the wood crumbles rather than holding together.
The two are related here more often than people expect, because wood that has stayed damp under growth for years is a reasonable candidate for rot developing underneath it. Part of the walkthrough on a shaded elevation is checking what the wood actually feels like once the surface growth is addressed, not assuming it is sound because it was still standing. Where we find rot, we will show you before deciding how to proceed.
What kind of paint should I use on the shady side of the house?
A coating with a mildewcide additive built into the formulation, applied to a properly treated and genuinely dry surface — the product matters less than the prep, but it is still worth choosing one designed for the exposure rather than whatever is standard on the sunnier walls. A breathable formulation also helps, since a wall that traps whatever moisture gets in is worse off than one that can let it back out.
No product, however good, substitutes for killing the existing growth and dealing with the moisture source before coating. A mildewcide additive slows the return of growth on a well-prepped wall; it does not stop growth from working back through a film applied over spores that were never killed in the first place. We specify the shaded elevations separately in the estimate for exactly that reason.
Will you repair rotted wood you find under the growth?
Yes. Wood and fascia repair and stucco patching fall inside our California Class B General Building licence, CSLB #1105333, alongside the coating itself and the biocide treatment — bonded, licensed, and coordinated with specialty trades only where the work actually calls for one.
Rot behind growth that has been established for years is a real possibility on a shaded elevation, not a remote one, and coating over compromised wood there buys a season of good looks before the underlying problem reasserts itself. Naming that in writing — which boards are sound, which need replacing — is the point of doing the repair and the treatment under one roof rather than two separate calls. Ask for the estimate; it costs nothing, and financing covers the gap if the repair scope turns out larger than the paint alone.
