Exterior Painting · Inland Valley
The Walls Are Fine. It Is the Wood That Has Gone.
Upland's older housing carries a lot of exposed wood — fascia, rafter tails, window trim, porch posts. On these houses the stucco usually has years left and the wood does not, and a repaint that ignores that fails at the wood first.

Planning in Upland
The address matters before the estimate does.
This page sits in the Inland Valley part of our San Bernardino County service area. A town name alone does not decide the permit, inspection or construction requirements: the project address, jurisdiction and written scope do.
That is why the first useful step is a walkthrough of the property—not a generic price attached to a ZIP code.

Exterior House Painting Upland, CA
What Repairing the Trim First Actually Changes
The mid-century and older housing through North Upland and around San Antonio Heights was built with real wood detailing, and that wood has been in this sun for fifty or sixty years. Stucco ages slowly and predictably. Wood does not: it moves, it splits at end grain, it takes water at joints and sills, and once the coating breaks at a joint the deterioration accelerates behind it.
The consequence is a specific and common disappointment. A house is repainted, it looks excellent, and within two years the fascia is failing again — because the coating was applied over wood that was already past repair. The paint did not fail; it was asked to hold together something that needed replacing.
Repairing first changes the whole economics of the job. Replace the sections that are gone, treat and fill what can be saved, prime the bare wood properly, then coat. That costs more up front and it is the difference between a repaint you do once and one you are back to in three years.

A clearer exterior painting scope
Make surface preparation visible in the proposal.
These are the questions the written proposal should answer. The exact solution still depends on what is found at the property.
Substrate
Identify stucco, siding, wood, metal and previously coated surfaces separately.
Repairs and prep
State what will be washed, scraped, patched, sealed and primed before coating.
Edges and exclusions
Name doors, trim, eaves, walls and protected items so coverage is not assumed.
Licensed Exterior Painting Contractor Upland, California
Carpentry and Coating Under the Same Licence
A painting-only contractor faced with rotted fascia has two options: tell you it is somebody else’s job, or paint it. Both are understandable and neither helps you, which is why so many Upland repaints fail at the trim.
We hold a California Class B General Building Contractor licence, CSLB #1105333, bonded and on the public register, so the carpentry and the coating are the same scope with the same firm accountable for how long it lasts. Licensed specialty trades are coordinated where a scope calls for them.
Wind is the other Upland factor. The canyon sends real force down onto these houses, and it works on exactly the elements already discussed — fascia, rafter tails, anything at an edge. A repaint is a good moment to see what that has done, because it is the only time somebody is on a ladder along every run.

From walkthrough to written scope
Three decisions before construction starts.
- 01
Walk the property.
Review the existing condition, access and the result you want at the actual address.
- 02
Write the scope.
Name the work, materials, exclusions, permit responsibilities and sequence in one document.
- 03
Attach the price.
The estimate belongs to that exact scope, so you can compare the job—not only the number.
Exterior Painting Process in Upland, CA
Every Run of Fascia Gets Checked Before Anything Is Quoted
The estimate walks every run of fascia, every window trim and sill, the rafter tails, and any porch or post detail — probing where paint is blistered or soft, because sound-looking coating over failed wood is the norm rather than the exception on houses of this age. A look from the ground will not find it; the paint is frequently the only thing holding a board together.
Each element gets classified: sound and paintable, repairable with treatment and filler, or requiring replacement. That classification is the estimate. Wall area is the easy part of the number; the wood is where it actually lands, and it is the part that varies most between two houses that look similar from the street.
Then the sequence: repair and replacement first, priming of all bare and new wood — properly, including end grain and back-priming where the detail allows — then the stucco prep, then coating. New wood and filler need their own dry time before anything goes over them, which is a real constraint rather than a formality. Products and coats are named, exclusions stated, and the schedule accounts for surface temperature on the sun-facing elevations through summer.

Upland project questions
Useful answers before you request a walkthrough.
Read the complete FAQ →Can rotted fascia just be painted over?
It can be, and it is the most common reason an expensive repaint disappoints. Paint is a finish, not a structural product — it does not stop wood that has begun to break down, and the coating fails first at exactly the places the wood has gone, usually within a couple of years.
What can be saved is worth saving. Wood that is weathered and split at the surface but sound underneath can be treated, filled and primed properly and will hold for years. Wood that has gone soft, that a probe pushes into, or that has failed at its fixings needs replacing. Telling those apart requires somebody on a ladder with a probe rather than a look from the ground, which is why our estimates classify each run rather than giving one figure for trim.
Why does my trim fail before the walls do?
Because wood and stucco are completely different materials in this climate. Stucco is dimensionally stable and mineral-based; it ages slowly under UV and chalks. Wood moves with heat and humidity, and every joint and cut end is a place water can enter and sit.
Sun makes it worse in a specific way: it breaks down the coating fastest on the elements with the most exposure, which is usually the fascia along the eave line and any south or west trim. Once the film breaks at a joint, water gets behind the paint and the wood begins to go while the surface still looks coated. That is why exterior wood on an Upland house typically needs attention on a shorter cycle than the walls, and why an honest estimate treats them as two different scopes rather than one repaint.
What does priming the end grain mean and why does it matter?
End grain is the cut end of a board — the exposed fibres running into the wood rather than along it. It absorbs water far faster than a face does, essentially wicking it in, which makes it the most vulnerable part of any piece of exterior timber.
Priming it properly, including on cuts made on site, is a small step that is routinely skipped because it is fiddly and invisible. The consequence shows up years later as new fascia failing at its joints while the middle of the board is perfectly sound. Back-priming — coating the hidden face of a board before it is fitted — is the same principle. Neither adds meaningful cost; both add years. If you take one question to any contractor quoting wood replacement, ask what they do with the cut ends.
How much of my trim will need replacing?
Not knowable from the ground, and any bid that gives you a trim figure without having probed is guessing. On an Upland house of this age it is common for some runs to be sound, some to be repairable and some to be gone — often varying by elevation, with the sun and wind-exposed sides considerably worse.
What we do is classify each element in the estimate so you can see it: sound, repairable, replace. That makes the number transparent and it also gives you choices — replacing the worst runs now and treating the marginal ones is a legitimate scope if budget is a constraint, provided nothing is being painted over that is genuinely past saving. Free estimate, and financing available if the full scope is more than you expected.
Has the wind damaged my fascia?
Possibly, and Upland gets enough of it to be worth checking during a repaint. Santa Ana events coming down the canyon work hardest at edges — the fascia line, the rake, rafter tails — loosening fixings and lifting boards, which then admits water at the loosened points.
It is frequently missed because the damage is at height and the symptom is subtle: a board that has moved slightly, a fixing that has backed out, a gap at a joint that was not there before. A repaint is the natural time to find it, since somebody is on a ladder along every run anyway. Because our licence covers carpentry as well as coating, anything found can be repaired in the same visit rather than becoming a separate job with a separate mobilisation.
What does exterior painting cost in Upland?
The stucco is the predictable part of the number. The wood is what moves it, and on a house from the fifties or sixties with substantial exposed trim the carpentry can be a meaningful share of the total.
That is why our estimates separate wall preparation and coating from the wood classification, so you can see exactly where the money is going and compare bids honestly. A materially cheaper quote on a house with failing trim is nearly always a quote that intends to paint it rather than repair it — which is a decision worth making deliberately rather than by default. Californian labour and materials run above the national average. Free written estimate, financing available, and the 15% remodeling coupon applies.
