On the North Shore, the Snow Simply Does Not Leave
Fawnskin sits on the north shore of Big Bear Lake at nearly 6,800 feet, which means its slopes face south into the sun — but its shaded aspects hold snow for weeks after the south shore has cleared.

Planning in Fawnskin
The address matters before the estimate does.
This page sits in the mountain part of our San Bernardino County service area. A town name alone does not decide the permit, inspection or construction requirements: the project address, jurisdiction and written scope do.
That is why the first useful step is a walkthrough of the property—not a generic price attached to a ZIP code.

Roof Replacement Fawnskin, CA
What a Roof Designed for a Long Load Actually Handles
Snow load is usually discussed as a peak number: how much weight the roof carries at its worst. On the north shore the more useful measure is duration. Less direct sun on shaded aspects means accumulation lingers, thaws slowly, refreezes, and sits — so the structure carries load for longer stretches and the covering spends more of the winter under wet snow rather than shedding it.
That changes what matters. Prolonged wet load works on fasteners, keeps the eave saturated, and gives meltwater far more opportunity to back up behind ice than a fast thaw does. It is why eave protection is not a nice-to-have here and why ventilation that keeps the deck genuinely cold earns its cost — a warm deck under long-lived snow is an ice dam waiting to form.
A roof built for duration rather than for a single peak handles the winter as a season instead of an event. The eave is protected against standing meltwater, the deck stays cold enough to limit the melting that causes it, and the structure is not carrying wet load through a compromised assembly.

A clearer roofing scope
Start with the whole roof system, not just the visible surface.
These are the questions the written proposal should answer. The exact solution still depends on what is found at the property.
Existing assembly
Confirm the current material, number of layers and what demolition belongs in the scope.
Water path
Review penetrations, flashing, valleys, edges and drainage before choosing the repair.
Ventilation and deck
State how the attic, ventilation and damaged sheathing will be handled if they enter the work.
Licensed Roofing Contractor Fawnskin, California
A Contractor Who Knows the North Shore Is Not the South
The tell on a contractor here is whether they ask which way your slopes face. A quote written from the total roof area treats a shaded north aspect and a sun-exposed south one as the same surface, and on this side of the lake they behave completely differently through winter.
We assess by aspect rather than by total, because the shaded planes are where the money should go. Licence: CSLB #1105333, California Class B General Building, licensed and bonded, on the public register.
Fawnskin is unincorporated, so permitting is San Bernardino County Land Use Services rather than the City of Big Bear Lake across the water — a distinction that catches contractors who work mostly the south shore. The general building classification matters because prolonged wet load damages structure, and rafter tails, sheathing and fascia repair are carpentry rather than roofing.

From walkthrough to written scope
Three decisions before construction starts.
- 01
Walk the property.
Review the existing condition, access and the result you want at the actual address.
- 02
Write the scope.
Name the work, materials, exclusions, permit responsibilities and sequence in one document.
- 03
Attach the price.
The estimate belongs to that exact scope, so you can compare the job—not only the number.
Roof Replacement Process in Fawnskin, CA
We Look at Which Way the Roof Faces First
The inspection assesses each aspect separately. Shaded slopes for the signs of long-duration load — saturated-looking covering, corrosion at valley metal, growth on the surface, and the state of the eave where meltwater has been sitting. Sun-exposed slopes for the more familiar thermal and UV wear. They are frequently at different points in their lives on the same roof.
Then the eave in detail, which on this shore is the item that determines whether the roof gets through a winter. Whether there is any membrane protection, how far up it runs, and what the ventilation is doing to keep the deck cold.
The written scope names the assembly, the eave protection and its extent, the ventilation work, and deck repair with a price rather than an allowance. County permitting is filed at the start. The working season here is genuinely short and the north shore loses it slightly earlier, so an early booking is worth more than a negotiated date.

Fawnskin project questions
Useful answers before you request a walkthrough.
Read the complete FAQ →Who permits roofing in Fawnskin?
San Bernardino County Land Use Services, because Fawnskin is unincorporated. It is not the City of Big Bear Lake, despite being on the same lake a few miles away — that is a separate incorporated city with its own building and safety division and its permits do not apply here.
This trips up contractors who work mostly the south shore, and the cost of getting it wrong is a lodged application with the wrong authority and a restart, usually after a crew has been scheduled. In a season with as little slack as this one, that can push a job out of the year. We confirm the authority for your parcel during the estimate and file at the start of the project, so the inspection points line up with the build rather than extending it.
Why does snow stay on my roof so much longer than on other houses?
Aspect, mostly. Slopes that get less direct winter sun hold accumulation far longer than sun-exposed ones, and on the north shore a great many roof planes are in that category. Shading from mature timber compounds it. The result is that two houses a few hundred yards apart can have completely different winter experiences.
It matters practically because duration is harder on a roof than peak load in several ways. Structure carries weight for longer stretches. The covering spends more of the season wet rather than shedding. And meltwater has far more opportunity to reach a cold eave, refreeze and back up under a covering that was only ever designed to shed downhill. So a roof on a shaded aspect wants better eave protection and better ventilation than the same roof would need facing the sun — which is exactly why we assess the slopes separately rather than quoting a total area.
What is ice damming and how do I stop it?
Heat escaping the living space warms the roof deck. Snow on the warm part melts, the meltwater runs down to the eave which sits over unheated space and is therefore cold, and it refreezes there. The ice builds a dam, water pools behind it, and standing water backs uphill under a covering designed only to shed water downhill.
That is why the leak appears in a room nowhere near any visible damage, and why it happens in winter rather than in rain. The durable answers are three: membrane at the eave that stays watertight against standing water, ventilation that keeps the deck cold so less melting happens, and air sealing at the ceiling plane so less heat reaches the roof at all. A patch on the field of the roof addresses none of them, which is why the same leak returns the following winter. On a north-shore roof with long-duration snow, all three are worth doing properly.
Is metal a good choice on the north shore?
Often, with one condition attached. Metal sheds accumulation rather than holding it, which on slopes that keep snow for weeks meaningfully reduces both the duration and the peak of the load your structure carries. It also handles freeze-thaw better than an aging composition covering, and it is available in Class A assemblies, which matters in a forest community.
The condition is that shed snow lands somewhere. On these lots that is frequently an entry, a walkway, a deck or a propane tank, and a mass of wet snow releasing at once is a real hazard rather than a theoretical one. Snow retention hardware belongs in the roof design before panels are ordered, not added after the first winter. Metal also costs more upfront than composition, which is a legitimate reason to choose either — we will price both against your actual roof and show you where the difference lands.
When can the work be done at this elevation?
Late spring through early autumn, and the north shore’s usable window tends to open slightly later and close slightly earlier than the sunnier side of the valley. A roof is genuinely open for part of the job and that is not a condition you want when weather is coming in at nearly 6,800 feet.
The practical consequence is that the good weeks are contested and booking early is the single most effective thing you can do. If your roof is failing now that is a different conversation — there are ways to dry a roof in temporarily and complete properly later. If you are planning ahead, get the inspection, the permit and the material order settled well before you want a crew on site. That is what turns a start date into a date rather than an intention.
Can you repair the rafter tails and eaves as well?
Yes, and on a north-shore house it is frequently the larger half of the job. Snow sitting against an eave for weeks at a time, year after year, damages rafter tails, fascia and sheathing long before anything appears on a ceiling.
CSLB #1105333 is a Class B General Building licence, so framing repair, sheathing, rafter tails, fascia, ventilation, insulation and the interior finish are one scope with the covering. That consolidation is about the calendar rather than convenience: this season will not accommodate a roofer in June, a carpenter in August and a painter in October, and reopening a finished roof to reach framing wastes a mobilisation on a lot that was not easy to get to. Free inspection, and financing if the full scope is more than you planned for.
