The Cooler on Your Roof Is a Hole in It
A lot of Colton's older housing still carries a roof-mounted evaporative cooler. It sits on a curb cut straight through the deck, and when a roof here leaks, that curb is one of the first places worth looking.

Planning in Colton
The address matters before the estimate does.
This page sits in the Inland Valley part of our San Bernardino County service area. A town name alone does not decide the permit, inspection or construction requirements: the project address, jurisdiction and written scope do.
That is why the first useful step is a walkthrough of the property—not a generic price attached to a ZIP code.

Roof Replacement Colton, CA
What Gets Fixed When the Curb Is Rebuilt Properly
Roof-mounted evaporative coolers were standard on Inland Empire housing for decades and plenty are still up there, working or long dead. The unit is not really the issue. The issue is what it sits on: a curb framed through the roof deck, flashed at four corners, carrying a water supply line and a drain, and usually installed by somebody whose trade was mechanical rather than roofing.
What that produces over thirty or forty years is a penetration whose flashing has been resealed repeatedly, whose curb framing has often taken water at its base, and which nobody inspects because the cooler is in the way. When it is rebuilt properly during a re-roof — curb repaired or replaced, flashed as a curb should be with counterflashing rather than a bead of mastic, and the deck around it made sound — a recurring leak simply stops being a feature of the house.
The related decision is whether the cooler stays. If it is disused, removing it and framing the opening closed is usually cheaper than reflashing a curb you will never use again, and it removes the penetration entirely. If it is still in service, it can be reset onto a properly built curb. Either is a legitimate answer; not raising the question is not.

A clearer roofing scope
Start with the whole roof system, not just the visible surface.
These are the questions the written proposal should answer. The exact solution still depends on what is found at the property.
Existing assembly
Confirm the current material, number of layers and what demolition belongs in the scope.
Water path
Review penetrations, flashing, valleys, edges and drainage before choosing the repair.
Ventilation and deck
State how the attic, ventilation and damaged sheathing will be handled if they enter the work.
Licensed Roofing Contractor Colton, California
Roofing and Mechanical Under the Same Licence
The reason a cooler curb tends to get patched rather than fixed is that it sits between two trades. Roofers do not want to touch the mechanical connections. HVAC people do not want to take responsibility for the roof. So the unit gets lifted, something gets sealed, and the underlying problem — a curb that has been wet at its base for years — stays where it is.
A Class B General Building licence covers both sides of that line, which is why we can pull a unit, rebuild the curb, deal with the framing underneath, reflash it correctly and set it back down as one piece of work. CSLB #1105333, bonded, on the public register.
The same logic runs through the rest of an older Colton roof. Water that has been coming through a curb has been in the deck, sometimes the ceiling joists, and usually the drywall below. Whether that is roofing or carpentry or interior finish is an academic question when it is all the same leak, and one licence covering all of it is what stops the job from ending at the point it gets awkward.

From walkthrough to written scope
Three decisions before construction starts.
- 01
Walk the property.
Review the existing condition, access and the result you want at the actual address.
- 02
Write the scope.
Name the work, materials, exclusions, permit responsibilities and sequence in one document.
- 03
Attach the price.
The estimate belongs to that exact scope, so you can compare the job—not only the number.
Roof Replacement Process in Colton, CA
Every Penetration Gets Counted Before the Price Does
The inspection counts penetrations before it does anything else, because on Colton’s older housing that is where the roof actually fails. Coolers and their curbs, plumbing vent stacks and their boots, furnace flues, bath and kitchen exhaust terminations, any abandoned penetration somebody covered over rather than framed closed. Each gets assessed individually rather than as part of a field condition.
Then the covering, the layer count, the flashing at wall terminations and valleys, the deck where it can be seen, and the attic side — which around a leaking curb usually shows the story more clearly than the roof does. Anything found gets a price attached, including the framing repair under a curb that has been wet, so it is a known cost rather than a mid-job discovery.
The City of Colton Building Division permits and inspects the work, and the permit goes in before the crew arrives. Where a cooler is being removed rather than reset, that is written into the scope explicitly along with what happens to the water line and the opening, because “we took the cooler off” and “we framed and sealed the opening properly” are not the same thing and only one of them is a finished job.

Colton project questions
Useful answers before you request a walkthrough.
Read the complete FAQ →Do I need a permit to replace a roof in Colton?
Yes. Re-roofing a home in Colton requires a building permit through the City of Colton Building Division, and the work is inspected. If the scope also includes removing a roof-mounted evaporative cooler and closing the opening, or resetting one onto a rebuilt curb, that should be described in the permit application rather than treated as incidental — it involves the roof structure, not just the covering.
The inspection is the part worth having. It is the independent confirmation that the deck was repaired where it needed to be, that the underlayment and flashing went on correctly, and that a curb or a closed-off opening was framed properly rather than covered over. None of that is visible to you once the roof is finished. The permit also puts a dated record of the work on the property, which matters at resale and increasingly to insurers. We file it at the start of the project.
Should I remove my old evaporative cooler when I re-roof?
If you are not using it, almost certainly yes. A disused cooler is a hole through your roof deck that you are paying to maintain — the curb still has to be flashed, the flashing still degrades, and the unit itself is a weight sitting on framing that has often been damp for years. Removing it, framing the opening closed and roofing over it eliminates the penetration permanently, and doing that during a re-roof costs far less than doing it as its own job.
If the cooler is still in service, that is a perfectly reasonable answer too — evaporative cooling works well in this climate and is cheap to run. In that case the right scope is to lift the unit, rebuild or repair the curb, flash it properly with counterflashing rather than sealant, and reset it. What we would not recommend is the third option, which is what usually happens: leave it in place, work around it, and seal the edges. That is the version that has you calling somebody again in three years.
My ceiling stain is nowhere near the cooler. Could the cooler still be the cause?
Easily, and this catches people out constantly. Water entering at a roof penetration does not fall straight down. It lands on the top of the deck or runs down the outside of a pipe, then travels along framing — a rafter, a joist, a ceiling member — until it reaches a low point or a seam where it can drop through. That can be a long way from where it got in, and it can be on the other side of a room.
The same is true of plumbing vent boots, which crack in this sun and leak down the outside of the stack inside a wall cavity, surfacing at the bottom of a wall rather than on a ceiling at all. It is one of the main reasons chasing a leak by looking directly above the stain is unreliable, and why an inspection that includes the attic side is worth more than one that only walks the roof. The attic is where the travel path is actually visible.
What does a roof replacement cost in Colton?
The usual drivers apply — area, pitch, assembly, how many existing layers come off, deck condition and roofline complexity. On the older housing here the penetrations are the additional variable: a roof with a cooler curb, several vent stacks and a flue is more detail work than the same area with two penetrations, and if a curb has framing damage under it that is carpentry rather than roofing.
Californian roofing costs run above the national average because of labour rates, materials and the state’s licensing and permitting requirements. What we commit to is a free inspection and a written estimate that prices the penetrations as named items rather than absorbing them into a square-foot figure, with deck and curb framing repair costed rather than left open. That is also what makes another bid readable next to ours. Financing is available and the 15% remodeling coupon is running.
Can you disconnect and reconnect the cooler, or do I need someone else?
We can handle it. That is one of the practical reasons the licence classification is worth checking before you hire: CSLB #1105333 is Class B General Building, which covers the roof, the framing, and the coordination of the mechanical and plumbing connections a cooler involves, using licensed specialty trades where the work calls for it.
The alternative is the split that produces the problem in the first place. A roofing-only contractor asks you to arrange for someone to lift the unit, works around the gap in the schedule, and then asks you to arrange for it to be reset — and if there is a leak afterwards, the two parties each have a reasonable account of why it is the other one’s responsibility. Doing the disconnect, the curb, the flashing and the reset as one scope means one person is answerable for whether it leaks. That is worth more than the small amount it saves.
Will you repair the drywall and framing the leak damaged?
Yes, and around a cooler curb the framing is usually the part that matters most. A curb that has been taking water at its base for years puts moisture directly into the members framing the opening, and sometimes into the deck around them. That is structural repair rather than cosmetic, and it needs doing while the roof is open — going back later means opening it again.
Under the Class B licence the whole path is one scope: the curb and its framing, the deck, the flashing, the fascia and soffit if water reached them, insulation that has been repeatedly wet, and the drywall, texture and paint under the stain. Wet insulation is worth mentioning because it is invisible and it stops working — in a city with a long cooling season that is a monthly cost you carry without seeing it. Free roof inspection, and financing if the full scope is more than you want to fund at once.
