A Craftsman Roofline Is Not a Rectangle With a Ridge

Redlands calls itself the City of Beautiful Homes and it earned it — Victorians, Craftsman bungalows, and the early-century houses around Smiley Heights. Those rooflines have more valleys, dormers and returns than a modern tract plan, and every one of them is a place water can get in.

The address matters before the estimate does.

This page sits in the Inland Valley part of our San Bernardino County service area. A town name alone does not decide the permit, inspection or construction requirements: the project address, jurisdiction and written scope do.

That is why the first useful step is a walkthrough of the property—not a generic price attached to a ZIP code.

Roof Replacement Redlands, CA

What a Roof That Respects the Architecture Actually Gets You

The reason a Redlands roof costs what it does is geometry rather than area. A 1920s Craftsman around Smiley Park may have less roof surface than a nineties tract home and take twice as long, because the surface is broken up by dormers, cross-gables, porch returns and valleys — and every intersection is a detail that has to be flashed rather than simply covered.

What you get from a roof done to that geometry is a house that still looks like itself. Exposed rafter tails that were not boxed in for convenience. Ridge lines that keep their proportion instead of being bulked up. A covering whose colour and profile suit the period rather than fighting it. Those decisions are invisible when they are made well and glaring when they are not, and they affect what the house is worth in a market where buyers are specifically paying for the architecture.

The functional half matters just as much. On these houses the leaks are almost never in the middle of a slope — they are at a valley choked with debris, a dormer cheek where the flashing was never right, a porch roof dying into a wall. A replacement is the moment those get built correctly rather than patched again, and it is the reason a good estimate on a historic Redlands house spends most of its words on junctions.

A clearer roofing scope

Start with the whole roof system, not just the visible surface.

These are the questions the written proposal should answer. The exact solution still depends on what is found at the property.

01

Existing assembly

Confirm the current material, number of layers and what demolition belongs in the scope.

02

Water path

Review penetrations, flashing, valleys, edges and drainage before choosing the repair.

03

Ventilation and deck

State how the attic, ventilation and damaged sheathing will be handled if they enter the work.

Someone Who Will Not Simplify Your Roof to Make It Easier to Quote

The specific risk on an older Redlands house is not a bad roof. It is a roofer who mentally simplifies the roof in order to price it — quotes it as a rectangle, prices it by the square, then meets the actual dormers and returns on day two and either rushes them or asks for more money.

We would rather spend longer on the estimate and less on the surprises. That means measuring the geometry properly and putting the junctions in the scope as named work. The licence behind it is a California Class B General Building Contractor licence, number 1105333, bonded — checkable on the state register in under a minute.

General building rather than roofing-only earns its keep on these houses more than anywhere. Rafter tails, fascia, porch framing, and the plaster or drywall under a valley that has been leaking are all part of what a failed junction damages, and on a house of this age they are frequently the more delicate half of the work. Being able to do them under the same licence is what stops a repair from turning into a search for someone who will touch an old house.

  1. 01

    Walk the property.

Review the existing condition, access and the result you want at the actual address.

  2. 02

    Write the scope.

Name the work, materials, exclusions, permit responsibilities and sequence in one document.

  3. 03

    Attach the price.

The estimate belongs to that exact scope, so you can compare the job—not only the number.

Roof Replacement Process in Redlands, CA

Every Valley, Dormer and Return Gets Measured

The inspection on a Redlands house takes longer than on a tract home, and it should. Every valley, every dormer, every place a porch or bay roof returns into a wall gets looked at individually, along with the condition of exposed rafter tails, the fascia, and whatever the deck will reveal. On houses that have been re-roofed two or three times since they were built, the question of what is under the current covering is genuinely open.

The estimate that follows is organised by junction rather than by square footage, because that is where the work and the risk actually are. It names the flashing at each type of intersection, the underlayment, what happens if the sheathing is board rather than sheet and has gaps, and what is being preserved — rafter tails, ridge proportion, any detail that gives the house its character.

The City of Redlands Building and Safety Division permits and inspects the work. If your property sits within a historic district or carries any preservation designation, there may be an additional review with a say over material and appearance, and that has to be established at the address before a product is chosen rather than after it is delivered. We confirm it as part of the estimate.

Redlands project questions

Useful answers before you request a walkthrough.

Read the complete FAQ →
Do I need a permit to replace a roof in Redlands?

Yes. Replacing a roof covering on a home in Redlands requires a building permit through the City of Redlands Building and Safety Division, and the work is inspected. On an older or architecturally significant property there may be an additional layer: some properties carry a historic designation or sit within a district where material and appearance are subject to review as well.

Whether that applies to your house is a question about your specific address, and it needs answering before a product is ordered rather than after. Getting it wrong is expensive in a way ordinary permitting is not — a covering that has to come back off is not a paperwork problem, it is the whole job again. We establish what applies as part of preparing the estimate, and the permit is taken out at the start of the project so the inspection schedule matches the build sequence.

Why is a quote for my older Redlands home higher than for a similar-sized house?

Because area is a poor proxy for work on these houses. A 1920s Craftsman with cross-gables, two dormers and a wrapped porch may have less total roof surface than a plain modern home and take considerably longer, since the labour lives at the intersections. Every valley, every dormer cheek, every place a porch returns into a wall is flashing work, and flashing is slow, skilled and the part that actually determines whether the roof leaks.

There is a second factor on some properties: if the house is in a district or carries a designation, the material may be constrained to a narrower and sometimes more expensive set. That is worth knowing early rather than as a late adjustment. What you should be able to see in any honest estimate is where the money is going — a quote that gives you one square-foot number for a house like this has either not measured it or is planning to revisit the price later.

Will a new roof change how my historic home looks?

It should not, and if it does that is a choice somebody made rather than a necessity. The details that carry a period roofline are specific and preservable: exposed rafter tails rather than boxed-in eaves, the proportion of the ridge and hip lines, the depth of the eave overhang, and a covering whose colour and texture suit the era. Modern architectural shingles come in profiles that sit comfortably on an early-century house.

Where houses get damaged aesthetically is usually through convenience. Boxing in rafter tails is faster than working around them. A bulky ridge cap is easier than keeping the line crisp. A colour chosen from what is in stock rather than what suits the house. None of those save meaningful money and all of them are visible for the next fifty years. We name what is being preserved in the written scope so it is an agreement rather than an assumption, and so nobody on the crew has to guess.

My porch roof leaks where it meets the house. Can that be fixed on its own?

Often yes, and it is one of the more common calls on Redlands houses. A porch or bay roof is typically low-slope and terminates against a wall at its high end, which is the hardest detail on the whole building to get right. When it was done with sealant instead of properly lapped flashing worked into the wall, it holds for a few years and then does not — and by the time it shows inside, water has usually been in the wall or the porch framing for a while.

Whether it can be done as a standalone job depends on the main roof. If that has real life left, repairing the porch and rebuilding the termination correctly is a legitimate scope on its own. If the main roof is close to done, doing them separately means paying twice to set up and opening the junction twice. The inspection is what puts real numbers on that choice, including checking whether the porch framing underneath has taken damage — on these houses it frequently has, and it is easier to find before the work is priced than during it.

Is Jerome's SoCal Home Improvement licensed for work on older homes?

Yes. The licence is CSLB #1105333, California Class B General Building Contractor, licensed and bonded, and it is public on the state register. California requires a licence on any construction or remodeling project worth $500 or more.

The classification matters particularly on an older house. Class B General Building covers the roof plus the trades a roof failure damages — framing, fascia and rafter tails, porch structure, exterior wall repair, and interior plaster, drywall and paint. On a Redlands Craftsman a failed valley has usually done its damage in three or four of those before anyone noticed, and finding separate contractors willing to work carefully on an old house is harder than it should be. What a licence cannot tell you is whether someone will treat the architecture with respect, so ask that separately, and ask what they intend to do with your rafter tails.

How long will a Redlands roof replacement take?

Longer than the equivalent square footage on a modern home, and the difference is the junctions. A straightforward composition re-roof on a simple plan runs a few days; a Craftsman or Victorian with multiple dormers, cross-gables and a wrapped porch commonly runs one to two weeks, because each intersection is individually detailed work rather than more of the same field.

Two things extend it further. First, deck condition: houses of this age often have board sheathing with gaps, and if a solid substrate has to go down that is real added labour, which is why it belongs in the estimate with a price rather than as an open allowance. Second, review — if the property carries a historic designation, approvals take time and are best started well before you want the work done. None of that is a reason to delay a roof that needs replacing; it is a reason to start the conversation earlier than you would on a tract house.
